City’s Humber Quays Offers Top Grade Office Scheme

Regeneration plans for Hull continue apace, with rapid progress being made on the creation of a commercial and residential quarter in the Waterfront area of the city.

Regeneration specialist Priority Sites is the developer behind Two Humber Quays, a prestigious 35,000 sq.ft speculative office scheme that will play a major role in attracting the type of businesses who will significantly boost job creation, and transform the area into a thriving and sustainable business community. The developer has been working closely with local urban regeneration company, Hull CityBuild to bring the ambitious project forward.

The £7.5 million five-storey building is highly contemporary in design and offers a high specification, as well as enviable views of the Humber. It also physically complements the adjacent 21,000 sq.ft office scheme which has been developed by Hull CityBuild. That building completed 18 months ago and is now occupied. Tenants include the Royal Bank of Scotland and the World Trade Centre.

Two Humber Quays is now well on the way to completion, and it is anticipated that by the beginning of November the building will be ready for occupation.

Priority Sites are enthusiastic about the general level of enquiries that the landmark building has attracted so far, and the developer is about to announce a major letting to a service industry company, who will take 10,432 sq. ft of accommodation.

Development director of Priority Sites, John Boanas comments: "Enquiries have been strong since we announced our intention to develop here over two year ago. The rents are very competitive for premises of this high calibre, with office suites available from just £21,561 per annum for 1,478 sq. ft of space. The accommodation is ideal for companies who wish to gain a foothold in Hull with a satellite office, or who want to relocate their business to a city that is entering an economic boom and where the future is bright.

"The fact that Hull CityBuild has also invested significantly to put in place the right infrastructure – including the provision of public areas and car parking, and ensuring there is a residential element to the Humber Quay’s regeneration – has been a major factor in our decision to develop here as it makes for a highly sustainable community.

"There is a good deal of construction activity now underway in the area, including that on the neighbouring residential scheme, and this is having a very positive impact on enquiry levels. People can see that sustained progress is being made in transforming this part of Hull into a thriving, aesthetically pleasing residential and commercial quarter. It all makes for a highly attractive proposition."

The appointed agents for Two Humber Quays are local companies, Scotts and PPH Commercial. Malcolm Scott of Scotts comments: "Two Humber Quays has it all – High quality, high profile accommodation between Hull’s Marina and the River Humber. The space is designed to meet both large scale corporate needs and those of regional business seeking representation at the City Centre’s prime office location."
