NEW UNITS TO HELP EASE BODMIN'S BUSINESS SPACE SHORTAGE 29 February 2008

A £4 million commercial scheme, which was completed this week, is set to ease Bodmin’s shortage of commercial premises as well as inject a higher level of flexibility into business accommodation for the first time in Cornwall.
The 30,000 sq ft speculative scheme, Moorview Enterprise Park on the Callywith Gate Industrial Estate has been brought forward by one of Cornwall’s most active developers, regeneration specialist Priority Sites, working in partnership with the South West of England Regional Development Agency (RDA) and North Cornwall District Council.
Moorview comprises eight hybrid units, offering either 2,966 sq ft or 4,522 sq ft of space, which have been designed specifically to increase the options open to occupiers when it comes to utilising the available space. The hybrids provide first floor of offices with a ground floor that is suitable for assembly or light industrial purposes but which can be converted fully or partially into more offices.
Importantly, the scheme, which will help to create or safeguard over 100 jobs in the area once fully-occupied, will help fill a market gap for commercial accommodation in Bodmin. Already one of the units has been purchased by public relations agency, Deborah Clark Associates, which has relocated from Truro.
Moorview Enterprise Park has also been awarded a ‘Secured By Design’ accreditation, the nationwide flagship initiative operated by the police to help stamp out property-related crime through building design and incorporation of security features.
To help potential occupiers envisage how the space in a hybrid can be used, Priority Sites has teamed up with South West fit-out specialist Business Interiors Solutions to partially ‘makeover’ one of the units and display visual concepts of the possible options.
Miles Carden, Area Development Manager for Priority Sites commented: “We are already seeing a high level of enquiries for the units which are available to lease or purchase. In situations where a lack of suitable quality business accommodation can thwart expansion and growth, the provision of modern units such as those at Moorview will play an important role in boosting local enterprise in the Bodmin area.
“The hybrids also incorporate a high degree of sustainability including the installation of ground source heat pumps that will offer occupiers the potential to reduce their energy costs.”
Councillor Neil Burden, Chair of the North Cornwall District Council Regeneration Committee, added: “We always encourage new businesses to come to North Cornwall to introduce new innovation and technology, and the provision of a variety of work space is crucial to that goal.
“Equally important are home bred established businesses having a choice of local sites or premises to choose from when expanding or consolidating.The provision of these diverse business sites is very much behind the planning of the Callywith Gate development by NCDC.”
