PRIORITY SITES POISED TO DEVELOP ONE
OF CORNWALL’S LARGEST FACTORY SCHEMES

Regeneration specialist Priority Sites has submitted detailed planning for a third phase of development at the Treleigh Industrial Estate in Redruth, the completion of which would make the estate one of the largest commercial schemes in Cornwall.

At 56,550 sq ft, the third phase would also be the largest single phase of development undertaken by Priority Sites in the South West. The developer, in partnership with the South West of England Regional Development Agency (RDA), intends delivering eight high quality factory units on 4.6 acres of land.

Priority Sites also delivered nine other high quality factory units at Treleigh that were developed across two phases. The industrial estate has proven to be a real boon for business development in the area – all the units were occupied shortly after completion and have included a number of high profile companies that relocated from other areas of the UK.

Under the latest plans, the eight factory units would range in size from 4,650 sq ft to 20,000 sq ft, and would provide space for 160 jobs once occupied. 

Priority Sites has appointed architect Pearn & Procter onto the project who are making sure the speculative buildings are as flexible as possible. This means that individual units can be combined to create larger floor areas and that each unit has the ability to incorporate mezzanine floors for more office space.

Robert McGuffie, senior development manager for Priority Sites commented: “The Treleigh Industrial Estate is already a major success story in Cornwall’s commercial rejuvenation. From the demand we received following the completion of the previous two phases, we could have sold the units twice over, with both local firms and inward investors keen to move into new high spec workspace. Phase three will provide a further answer to the strong demand that is still being seen for this type of accommodation.”

Priority Sites, a joint venture company owned by English Partnerships and the Royal Bank of Scotland, is increasingly active in the South West, with office schemes nearing completion at St Austell’s Urban Village and on the Falmouth Business Park. The developer has also recently completed Cornwall’s first development of hybrid units at Callywith Gate, Bodmin.
