FIRST PHASE OF LYMEDALE WEST COMPLETES
WITH BUYERS ‘FIRED UP’ TO BUY 

One of the UK’s oldest kiln makers, Bricesco, and national electrical firm City Electrical Factors have bought four industrial units on Priority Sites’ first phase of development on the Lymedale Business Park, Newcastle-Under-Lyme.

Both purchasers have each taken a pair of adjoining units on the 57,000 sq ft Evolution development, on Lymedale West, the extension to the business park that has been designated to provide SME accommodation.

As well as delivering six industrial and seven office units, the newly-completed £11 million scheme has also introduced into North Staffordshire the hybrid concept, with four units that combine a ground floor for assembly/warehousing use with a first floor of offices.

Priority Sites was chosen as the preferred developer by Staffordshire County Council to provide the quality and diversity of business accommodation over two phases, which will mark the final stage of development on the popular Lymedale Business Park.

Joint agents for the scheme are King Sturge and Harris Lamb.

Richard Mounsey from Harris Lamb commented: “We’re seeing strong interest in the scheme particularly as it offers a higher quality of accommodation than those of other comparable schemes in the area, with employment and running costs lower than those of many surrounding cities.

“The industrial units are designed in semi-detached pairs sharing a self-contained yard, an unusual feature in workspace of this size, but one that is proving to be an attractive proposition for companies. The introduction of hybrid space also offers something different, particularly the flexibility for those companies that want more office space than normal and yet still need a significant area for warehousing or storage.”
