70% OF NEW BUSINESS SPACE OCCUPIED IN AINTREE
• Wholesale operators flock to Brookfield Business Park
Leading regeneration specialist, Priority Sites has completed a further letting of speculative business space at its Brookfield Business Park development in Aintree. Electrical wholesale company, Aintree Electrical Supplies, has leased a 4,072 sq ft unit and are set to open for trade in the coming weeks.
The electrical firm will join national kitchen specialist Magnet, who are now operating a 14,000 sq ft Magnet Trade store from the park.
This latest deal marks the successful sale of 50% of the new industrial units since the scheme completed in February. A further 20% of the business space is currently under offer on the 57,000 sq ft development, which is located just 3 miles from the M57 motorway and 4 miles from the city centre.
Murray Carr, Area Development Manager for Priority Sites, comments: “Despite the current economic climate, interest in the development is holding up well. There is a limited supply of good quality industrial property in the region, which seems to be driving demand from business occupiers.
“We are delighted that 70% of the space is already occupied or under offer at the Park. The fact that all sales/ lettings have been direct to owner occupiers rather than investors, is firm evidence that the demand for new build, high quality business accommodation in Merseyside is still buoyant.”
The development comprises 13 industrial units ranging in size from 3,000 to 6,080 sq ft and is proving ideal for manufacturing and trade counter operations.
New occupier, Harry Jones who is Managing Director of Aintree Electrical Supplies, comments: “ We have had a lengthy search to find suitable premises in Merseyside. We required the high quality and flexibility that a brand new build can offer, but throughout the search we found that affordable and strategically located new premises in the area is scarce.
Mr Jones continues; “We know there is a real shortage of good, electrical wholesale outlets in the Merseyside area and we are confident that the new venture will take off, but it is essential for us that the business is centrally, yet conveniently located in Merseyside to make it easily accessible to our trade customers. Brookfield Business Park has ticked all the right boxes.”
The new business space is also proving an environmentally responsible option for occupiers, having achieved top A ratings for Energy performance on all 13 industrial units.
There are now only 5 completed units remaining available on the Brookfield Business Park development and Priority Sites is currently progressing plans to bring forward a further 76,000 sq ft of speculative industrial space, in response to the success of the first phase of development.
